Stoneham Home Sales Down in June

Find out how home and condo sales fared for Stoneham in June.

Stoneham home sales dipped in June but have increased for the year, according to the latest data by The Warren Group. 

Twenty-three homes were sold in Stoneham in June compared to 27 sold in June of 2012, which is nearly a 15 percent decrease. However, year-to-date home sales are up over last year's numbers, as 79 homes have been sold this year compared to 68 in 2012.

Home sale prices decreased slightly in June in Stoneham. The average Stoneham home sold for $367,000 in June, down from $391,000 in 2012.

Statewide single-family home sales increased one percent in June. A total of 5,591 homes were sold in June, an increase of more than 5,500 in 2012. Second quarter home sales saw an increase of 2.2 percent. A total of 13,915 homes were sold in the first half of the year, up nearly 300 over last year's numbers.

"The housing market continues to boom locally, and nationally," said The Warren Group CEO Timothy M. Warren, Jr in a press statement. "As long as mortgage rates and home prices don't spike too high, we'll see a very strong recovery year for the market in 2013."

Condominium sales decreased in June in Stoneham. Nine Stoneham condos were sold in June compared to 10 in the same month of 2012, representing a 10 percent decrease. Condo sales in the first half of the year have increased slightly by 2.5 percent, with 41 sold in the first half of 2013 and 40 sold in the first six months of 2012.

Meanwhile, Stoneham condo sale prices jumped by more than 24 percent in June, with the average home selling for $240,500 compared to $193,500 in June of 2012. The average condo sale price in the first six months this year have also increased by more than 16 percent, from $193,500 in 2012 to $225,000 this year.
